How It Works

What is the cost to join the holding company?

There is a low annual fee of $100 in the Onward Holding and Referrals company. This fee is prorated the first year of joining and then due every January.

How do referral commissions work?

 Even with your license on hold, you can refer potential clients to active agents and earn a referral fee once the transaction has closed. 


Here’s how it works:

  • Identify Buyers or Sellers – As you interact with friends, family, or acquaintances, you might come across people looking to buy or sell a home. Instead of passing on the opportunity, you can refer them to a trusted real estate agent.
  • Make the Referral – Reach out to an active agent or a brokerage you trust. Typically, they will agree to a referral fee that is a percentage of the commission they earn when the transaction closes. 
  • Earn Passive Income – Then once the transaction closes the agreed upon referral fee is split between you and the holding company, Onward Holding and Referrals. You receive 80% of the referral fee and the holding company receives 20%.  


By leveraging your network and referring potential clients, you can still generate income even though you're not actively involved in the transaction process.

Will I pay MLS or Board fees?

As your license will be taken out of active REALTOR® practice, you will no longer have access to or pay for, the MLS. You will also not pay National, State or local dues.

Can I still sell Real Estate?

In the holding company you cannot practice real estate. You can only refer customers to other licensed agents and receive referral income.

Do I have to keep up with my continuing education?

Yes. Although you are unable to actively practice real estate while in a holding company, you still need to maintain an active license by completing your CE and renewing your license in order to refer transactions and receive compensation.

What if I decide to start selling real estate again?

You can transfer your license at any time if you decide to become active again. You just need to let us know and we'll arrange for the transfer. Of course we would love for you to consider any of our Keller Williams locations located in Glen Ellyn, Wheaton, Elmhurst, Downers Grove, Naperville, Geneva and Aurora.
